As Eklund Stockholm New York continues its expansion in Spain, we are pleased to introduce Christian Rudewald, based in Marbella.

Christian Rudewald

Raised in Stockholm, and educated at IHM Business School, Christian combines a Scandinavian business mindset with more than a decade of experience in the Spanish property market. Throughout his career he has worked with luxury homes, development projects, and international clients.

In 2021 he established the Spanish sales division for the U.S. based real estate company Pacaso, further strengthening his experience with international buyers and cross-border transactions.

Today Christian lives in Marbella with his wife and children and works with an international clientele across the Costa del Sol. Fluent in Swedish and English, and with strong proficiency in Spanish, he guides buyers and sellers through the Spanish property market with clarity, insight, and a strong local network.

For decades Mallorca and Marbella have attracted visitors seeking Mediterranean climate, culture, and lifestyle. In recent years however interest from the United States has grown significantly, as more American travelers and property buyers discover the appeal of Spain’s most iconic coastal destinations.
Improved connectivity has played an important role in this shift. Direct flights between New York’s Newark Liberty International Airport and Palma de Mallorca Airport, operated by airlines including United Airlines together with seasonal carriers, have shortened travel time between the United States and the Balearic Islands and encouraged longer stays beyond the traditional summer season. Perico Cortes is the Mallorcan entrepreneur behind some of Palma’s most recognisedrestaurant concepts, including Patron Lunares, Restaurant Bellver and Brutus, with a new opening currently in development at Club de Mar next winter. Nu öppnar ESNY kontor i Palma, och inom kort även i Marbella. I spetsen står Anna och Andreas Mezan, två svenska mäklare som de senaste 15 åren drivit mäkleri i Spanien.

Efter examen i fastighetsmäkleri från KTH arbetade Anna och Andreas under flera år som mäklare i Sverige innan de tog steget över till Spaniens guldkust, först som franchisetagare och så småningom i eget namn. Genom åren har de byggt upp en svårslagen kombination av grundlig lokalkännedom och stor erfarenhet av fastighetsinvesteringar och internationella bostadsköp. Nu är det dags att ta nästa kliv – in i ESNY-familjen. I dagarna öppnar ESNY Spanien kontor i hjärtat av Palma, närmare bestämt Santa Catalina, och inom kort tillkommer ett kontor på Golden Mile i Marbella, mitt emot ikoniska Marbella Club Hotel.

– Det känns väldigt roligt att bli en del av Eklund Stockholm New Yorks starka varumärke och företagskultur. Vi har mycket gemensamt och har arbetat redan efter Fredrik Eklunds filosofi: Att alltid leverera mer än kunden har förväntat sig, säger Anna Mezan.

De nya kontoren kommer att fokusera på de medvetna köparna, svenskar och amerikaner som söker bostäder på Mallorcas och Marbellas mest attraktiva adresser. Här kommer de att erbjudas allt de behöver, från rådgivning och marknadskunskap till nätverk och skräddarsydd service.

– Vi har fått många förfrågningar genom åren men det var först nu det kändes helt rätt. Anna och Andreas är kunniga, har bedrivit verksamhet under många år och kan marknaden, säger Anna Franzén, marknadsansvarig och Head of ESNY Global.

 Det känns helt rätt för oss att ta det här steget just nu. ESNY är väletablerat varumärke på vår hemmamarknad Sverige.  Strukturen i bolaget gör oss därför redo för nästa kapitel. Att öppna kontor utomlands är något vi länge sett fram emot med smygstarten förra året av ESNY GLOBAL. Nu blir det ett först fysiskt kontor, på bästa adress i Palma med fokus mot Mallorca och Marbella, vilket känns som en perfekt start på vår internationella resa, då många av våra kunder redan finns där eller gärna vill hamna där i framtiden. Särskilt nu med direktflyg mellan Palma och USA öppnat upp för våra riktigt kapitalstarka kunder. Säger Niklas Berntzon, grundare av Eklund Stockholm New York.

NÄRA NATUREN I ITACARÉ

Brasilianska Itacaré i delstaten Bahia har gått från att vara en sömnig fiskeby och dolt surfparadis till att bli en populär destination med restauranger, butiker, barer och orörda stränder. Nu är en av områdets mest exklusiva villor ute på marknaden.

Itacaré är ett kustsamhälle i östra Brasilien med runt 12 000 invånare. Platsen är känd för sin fantastiska natur med stränder, vattenfall och den unika Atlantskogen som bara finns just här, längs Brasiliens östra kust. Nu är en av områdets mest exklusiva villor, Resende Villa, ute på marknaden. Huset ingår i samma condominium som Barracuda Hotel and villas, men är fristående och skilt från hotellets verksamhet.

­­– Ambitionen var att skapa ett hus som kombinerade modern skandinavisk design med varm trädesign från Bahia. Villan färdigställdes 2021 och ritades av arkitekterna Eduardo Leite och Cavani Arquitetos , som också designat en stor del av möblerna, berättar Anna Franzén, head of marketing på ESNY.

Resende Villa ligger i Condomínio Villas do Resende, mitt i den skyddade Atlantregnskogen, med nära tillgång till surfing, tennisbana och padelbana. Vill du hellre träna hemma finns ett avskilt yogadäck med havsutsikt och ett privat gym. Den äventyrslystne har nära till vattenfall, vandringar i den täta renskogen och båtturer till tropiska öar.

­­– Huset har i dagsläget fyra egna anställda för skötsel och uthyrning, men köparen kan också välja att ta hand om villan själv eller ta hjälp av hotellet, fortsätter Anna Franzén.

Villan är uppdelad i tre plan. På entréplanet finns en luftig sällskapsyta, en mastersvit, ett komplett utrustat utekök med argentinsk grill, pool med havsutsikt och integrerat ljudsystem. En trappa upp finns tre ytterligare sviter; två med badkar och utsikt över Atlantskogen, samt ett privat familjerum med två terrasser, en mot havet och en mot skogen.

– Alla sviter har trägolv, balkong med havsutsikt, king size-sängar och mörkläggningsgardiner. Vardagsrummet är integrerat med köket och verandan, med utsikt över både hav och skog, och villan har ett däck för soluppgång och ett för solnedgång. Här kan du njuta av det bästa som naturen har att erbjuda under dygnets alla timmar, avslutar Anna Franzén.
