Mallorca

Occupying an entire floor of a characterful building dating from 1942, the apartment has been completely renovated in 2026 with a strong sense of materiality and understated elegance. High ceilings of approximately 3.10 metres, seamless concrete floors, mineral textured walls and a palette of natural materials create an atmosphere that feels warm, sophisticated and distinctly Mediterranean.

At the heart of the home is a generous open living space where the bespoke kitchen, dining area and lounge flow naturally into one another and continue out onto the terrace. The kitchen, designed by Aina Interiors in oak and natural stone, is both refined and functional, becoming an integral part of the architecture rather than simply a place for cooking.

One of the defining qualities of the residence is its connection to the outdoors. Every room opens onto a terrace, balcony or private outdoor space, allowing natural light to move through the home throughout the day and creating a rare sense of openness in the middle of the city. The property offers a total of 30 m² of terrace space, including a generous east facing terrace.

The home offers three bedrooms and two bathrooms, with the principal suite conceived as a private retreat. Generous floor to ceiling wardrobes provide extensive storage, while the en suite bathroom is finished in microcement with a double shower, twin natural stone basins and bespoke wooden cabinetry. The suite also enjoys two private outdoor areas, adding another layer of privacy and calm.

With 116 m² of interior space and 146 m² in total, the residence combines generous proportions with an intimate and carefully considered design. Underfloor heating in the bathrooms and integrated air conditioning ensure year round comfort.

The location is equally compelling. Son Armadans sits between the greenery of Bellver and Palma’s seafront, offering the rare combination of a peaceful residential setting and genuine city living. Santa Catalina, Paseo Marítimo, the marina and Palma Old Town are all within easy reach, while the neighbourhood itself retains a quieter, more established character with tree lined streets, local cafés and everyday amenities.

A beautifully considered Mediterranean home for those looking for character, design and outdoor living, without giving up the energy and convenience of central Palma.
